Loan Approval Letter Declined
A seller's potential buyer had a loan approval letter from the bank, that was later declined before the closing of the sale. The seller probably doesn't have any recourse for the sale falling out due to financing. When a lender approves a borrower for the purchase of a home, the lender will generally issue a commitment letter or an approval letter that specifically states the terms of the loan and certain conditions that need to be met by the closing date.
Quit Claim Deed Means Giving Up Ownership
When people divorce sometimes one partner will sign a quit claim deed, which gives up that person's ownership to a home. The person who signed the quit claim deed cannot legitimately say that he or his new spouse has any right to the home, even if his name remains on the mortgage loan.
Warranty Deed And Quit Claim Deed
A homeowner is having trouble demonstrating ownership of his home to address issues with a siding contractor. He has tried to establish that he is on the title of their home with a quitclaim deed. Title insurance could solve this problem and prove that the title was transferred to him as the owner.
