Leaky Basement In Purchased Home Could Lead To Lawsuit
After a home inspection, a home buyer purchased a home that then had flooding in the basement. The seller didn't disclose any problems with water in the basement. The only way to sue the seller is if you can prove she knew the basement leaked and did not disclose it.

This week, Ilyce Glink talked about how crazy it is for the best chefs in the country to be using common refrigerator items when constructing their $50 to $75 per plate entrees. Apparently, Heinz ketchup and Wonder Bread are favorite base ingredients. Ilyce also took calls about the news that the federal government is now collecting information on our international travel, data that's being kept for 40 years. One caller talked about how she is a single mom, with $80,000 in credit card debt and asked for help in sorting out her next steps.
Sound Specialist Answer For Noisy Condo Neighbor
A condo owner is having noise trouble with the neighbor who lives below her. The neighbor frequently complains to the condo board about the sound of walking in her home. A solution for both neighbors might be to call in a sound specialist.
Bank May Buy Back Home
In some cases, if a homeowner is in trouble and contacts the bank, the bank may be willing to take the title to the home in exchange for the amount owed on the mortgage through a deed-in-lieu of foreclosure. The idea of selling to a bank through a deed in lieu is not an alternative to selling the home on the open market. The "sale" of a home to a lender with a deed in lieu is a "last resort" move before foreclosure.
Be Careful Using Power Of Attorney For Closings
A buyer could not make it to the closing of his new home and signed a Grant of Authority for the builder to sign the documents. There were many errors along the way and the closing did not happen. Ilyce and Sam explain who should get to have the authority to sign documents if you can't make it to the closing.
Bankruptcy or Foreclosure
A homeowner is worried the bank will foreclose on his home so he is thinking of filing for bankruptcy. He does have more income coming in a few months, so bankruptcy might be avoidable. He can work with emergency housing counseling to save his house which can help avoid bankruptcy.
