Does Death Of Spouse Affect Your Mortgage?

How does the death of your spouse affect your mortgage? When your spouse dies, if you are also listed on the mortgage, you are still the borrower and continue to own the home. Your spouse's death should not affect your mortgage if you are listed as a borrower or held title jointly. If you want to change the mortgage to be in your name only, you can refinance your mortgage. In the case of the death of your spouse, as long as you continue to make the mortgage payments, your mortgage should not be affected.

Energy Star Tax Credits And The First Time Home Buyer Tax Credit

Some people will benefit by buying a home in 2009 and qualifying for the $8000 first time home buyer tax credit. Others will be happy to sell their old homes and buy new ones and qualify for the $6500 repeat home buyer tax credit. Still others will buy more insulation for their homes, install solar panels, wind turbines or high efficiency water heaters, high efficiency furnaces and high efficiency air-conditioning units and can obtain a tax credit for those items. Some of those items must be energy star compliant to qualify. But best of all are those people that buy homes, get the tax credits, make improvements to their homes and get an additional tax credit for those improvements.

$8000 First Time Home Buyer Tax Credit Qualifications Issues

The first time home buyer tax credit has been extended, but that does not mean that you qualify for the tax credit if you purchased your home in years prior to when the tax credit was enacted. To qualify for the first time home buyer tax credit or even the $6500 repeat home buyer tax credit, you must comply with specific rules. For the first time home buyer tax credit, you must not have owned a property for the last three years (36 months) and you must earn below a certain amount to qualify. The first time home buyer tax credit is $8000. The money does not need to be repaid. The repeat home buyer tax credit allows people that have owned a property for the last five years to buy a new primary home and obtain a $6500 tax credit. Again, there are income restrictions and forms to file with the IRS.

Most home sellers and home buyers would agree that the lender, mortgage broker, inspector and attorney should owe a duty of loyalty to the person that has hired them. In some cases, well intentioned lenders, mortgage brokers, attorneys and inspectors might divulge information to the real estate brokers in a transaction that the owner or buyer had not intended on having them know.

Mortgage Loan Modification Hell? Here's What The Obama Administration Is Doing To Help You. The Obama Administration kicked off its nationwide campaign to help borrowers who are in the trial phase of mortgage modification get their loans converted to permanent modification status. The goal is to have at least 375,000 borrowers converted to permanent loan modification status by the end of the year. HUD will introduce new tools and outreach to get borrowers to send in complete mortgage loan documentation.
