If you're looking for home loan financing, new condo financing rules went into effect that may make financing for your condo impossible. Fannie Mae, Freddie Mac and FHA have new stricter rules when it comes to condo financing. You may have to buy in an approved property, not have renters in your condo building, and prove higher cash reserve levels. Condo Association Fees, Dues, Lawsuits Can Strain A New Buyer

If you're living in a condo, you will have to deal with the condo association and all that comes with it, including condo association fees, dues, meetings, rules, and if the condo association gets involved in a lawsuit, it can become even more complication. Especially if you're a new buyer, you should receive disclosure about any lawsuits the condo association is involved with before you buy. If you do not request or receive such seller disclosure, you may be able to get out of paying some costs, or get out of the sale itself.

Breaking The Lease Without Penalty May Be Impossible

Once you sign a lease for an apartment or house rental, you are responsible for fulfilling the terms of your lease. If you want to leave before the lease ends, you will usually have to pay some form of penalty. You are also responsible for any damages, according to the terms of your lease. If you have roommates, you will still be responsible for their damages to the apartment. Make sure you understand the terms of your lease because breaking the lease without penalty may be impossible.

Buying A Home After Bankruptcy Takes Time

Dealing with the consequences of bankruptcy can be very tough and it can take a long time. After you file for bankruptcy, you cannot qualify for a home loan from Fannie Mae, Freddie Mac or FHA for at least three years, if not longer. Buying a home after bankruptcy may not be an option right away. Consider renting and saving money while you are recovering from bankruptcy before trying to buy a home so soon after bankruptcy.
